Right of Way Agent

CenterPoint Energy is looking for a Right of Way Agent to join our Field Services Team, located in Evansville, IN.

 

You will have the ability to: interface with the public and governmental entities to obtain, grant, and manage property rights for the Company. This position acts independently and in conjunction with company Service Consultants, Gas Service Coordinators, Project Managers, Engineers, inside and outside Legal Counsel relating to both the gas and electric businesses.

To be successful in this role you will:

·       Performs land title research utilizing both internal and external resources to determine ownership and other land rights. Collaborates with inhouse Title Examiners to determine fee and easement ownership.

·       Reviews and interprets all land rights documents related to easement and fee acquisition and other land rights for accuracy and completeness.

·       Reviews and interprets maps, surveys, exhibits and engineering drawings for scope, impact, accuracy and completeness.

·       Prepare and upload permanent document files into record imaging system.

·       Drafts various legal documents related to easement acquisitions, consents to encroach, releasing and retaining easement rights, closure of streets and alleys and other property rights matters by composing and constructing phrases or clauses in a clear, concise and professional manner which define the rights, interest and obligations of the parties involved and define various types of property descriptions, easement locations, and rights of way following established methods of writing land descriptions.

·       Protect the Company’s rights by mitigating the unauthorized use of its land rights by third parties such as landowners, developers, builders and governmental entities that would interfere with the installation, operation and maintenance of company facilities.

·       Consults with Service Area Managers, Service Consultants, Developers, Environmentalist, Surveyors, Engineers, Attorneys, Governmental Agencies and landowners in order to resolve land and easement related issues.

·       Protects all property and rights thereto of the Company.

·       Observes Company facilities and promptly reports and records any defects or irregularities with Company equipment or lines in accordance with established Company procedures.

·       Advocates safety in all aspects and protects the public concerning the dangers involved with activities in the vicinity of gas and electric Company equipment or lines.

·        Analyzes and determines damages done to property and negotiate damage payments with property owners.

 
Your background includes:

·       Bachelor’s degree in Business Administration or a technical discipline related to land surveying, civil engineering, right of way, land management or a related field, from an accredited college or university.

·       In lieu of a bachelor’s degree, an associate degree or High School Graduate or GED will consider a combination of education and related experience in real estate, right of way acquisition, easement document preparation, document management, land and title research totaling two (2) years.

·       Requires two (2) years of experience, technical training, or on the job training in land related activities with an understanding of land transactions, legal documents, metes & bounds descriptions, land titles, land management, abstracts, surveying, and GIS.

·       Must have sound working knowledge of Personal Computing devices and Microsoft Office software applications, coupled with sound working knowledge of maintaining, updating and archiving records and data in SAP, FileNet, ArcMap GIS and various database and spreadsheet formats.

·       Must have sufficient job knowledge of gas and electric facility requirements and possess decision making skills to interpret the needs of the Engineer, Service Consultant and Customer.

·       Must have knowledge of legislative requirements regarding regulatory compliance with real property issues.
